Cabin-kit delivery is normally a scheduled and manageable site operation. The container arrives with prior notice, the general contractor has the unloading equipment ready, and the materials are placed in the prepared storage or assembly area.
The process does not require a separate logistics center or a large specialist team. It does require three practical preparations before the truck is dispatched:
- Know whether the full-size semi-truck can reach the intended delivery point
- Have the crane or other required lifting equipment ready
- Prepare firm and reasonably level ground for the loaded container
The basic rule: Confirm the road, book the crane and prepare the container area before the truck arrives.

1. Confirm the Final Access Road
A freight quotation to a ZIP or postal code does not automatically confirm that a full-size semi-truck can reach the foundation or the exact location where the container is intended to be unloaded.
The buyer or general contractor should understand the final route before delivery is scheduled. The main points are:
- Road and gate width
- Sharp turns and available turning radius
- Steep grades
- Soft, muddy or unstable sections
- Low branches, bridges and overhead power lines
- Space for the truck and crane to work together
A full-size semi-truck will travel only as far as it can safely and legally reach. If the final road is too narrow, too steep, too soft or otherwise unsuitable, the driver should not be expected to force the truck into the property.
In that situation, the carrier will normally prefer the nearest safe and practical delivery point. The local contractor can then arrange transfer to smaller trucks or trailers for the final section.
This does not necessarily mean establishing a formal transloading center. For a normal cabin project, it may simply involve an accessible commercial yard or another suitable location where the container can be opened and the packages transferred with appropriate equipment.
2. Schedule the Crane Before the Truck Arrives
If a shipper-owned container, commonly called an SOC container, will be removed from the chassis and left at the property, the lifting equipment must be arranged in advance.
Depending on the local service and site, this may be:
- A mobile crane
- A truck-mounted crane
- A side-loader
- Another container-handling service selected by the local contractor
The crane operator should know the container type, expected loaded weight, intended lifting arrangement and final placement location before arriving.
The truck and crane should be scheduled for the same delivery window. Some trucking arrangements may allow or tolerate a short waiting periodâ€â€often around one or two hoursâ€â€when an unexpected delay occurs. This should not be assumed without checking the carrier’s terms.
Longer waiting normally creates additional trucking, waiting-time or detention charges. The practical approach is therefore to have the crane, operator, site representative and placement area ready before the truck arrives.
3. Prepare Firm and Reasonably Level Ground
A loaded cabin-kit container can approach approximately 26 metric tons, depending on the selected model, options and final loading plan.
A container of this weight cannot be placed safely on deep mud, soft fill, strongly sloped ground or an unprepared area that may settle after placement.
The intended location should be:
- Firm enough to support the loaded container
- Reasonably level
- Accessible to both the truck and crane
- Clear of overhead lines and branches
- Positioned so the container doors remain usable
- Outside the main path of later construction traffic where practical
The area does not need to be a paved commercial container yard. It does need to be selected and prepared before delivery.
Depending on the site and local contractor’s plan, this may involve compacted gravel, a properly prepared hardstand or another suitable load-bearing surface.
The local contractor should also consider drainage. A container placed in a low area where water collects may become difficult to access and may expose stored packages to unnecessary moisture.
4. Leave Enough Working Space
The truck must have enough room to stop in the agreed position, and the crane must have enough room to set up and work safely.
The placement area should not block:
- Foundation access
- Concrete or utility work
- Future material deliveries
- Crane movement during assembly
- Emergency or general site access
If the container will remain on site as temporary storage, the doors should face a direction that allows practical access to the packages.
Placing the container close to the assembly area can reduce unnecessary material movement, but it should not be positioned so close that it interferes with foundation work, wall erection or later crane operations.
5. Have a Small Local Crew Ready
For many straightforward deliveries, the general contractor or site representative and a small crewâ€â€often three or four peopleâ€â€are sufficient.
The crew can:
- Receive and direct the driver
- Coordinate with the crane or equipment operator
- Check the container exterior
- Open the container when appropriate
- Identify the first packages
- Move components to the prepared storage or assembly area
- Photograph any visible damage or shortage
The delivery driver transports the shipment to the agreed point. The driver should not be assumed to provide construction labor, unload every package or distribute the components around the property.
Equipment selection, lifting operations and site safety remain the responsibility of the local contractor and equipment operator.
6. Prepare the Storage or Assembly Area
If the cabin kit will not move directly into assembly, prepare stable supports so packages do not sit directly on mud, standing water or uneven ground.
The materials should be:
- Supported above the ground
- Kept organized by package identification
- Protected from standing water and uncontrolled weather exposure
- Positioned where vehicles and equipment will not damage them
- Kept reasonably close to the intended assembly area
Finished timber, aluminum joinery and factory-supplied glass require more protection than basic structural packages. They should remain stable, supported and protected until the local installation team is ready.
Where possible, assembly should begin reasonably soon after delivery rather than leaving the complete package in long-term outdoor storage.
What Happens on Delivery Day?
A typical delivery-day sequence is simple:
- The general contractor or site representative receives the driver.
- The truck is directed to the preselected stopping or placement area.
- The container exterior is checked for obvious impact or damage.
- The crane removes and positions the SOC container, or the carrier-owned container is opened for unloading.
- The package labels are checked against the packing list.
- The materials are moved to the prepared storage or assembly area.
- Any visible damage or shortage is photographed and reported promptly.

SOC Versus Carrier-Owned Container
Shipper-Owned Container
An SOC container can remain with the buyer subject to the commercial agreement. This can be useful for remote projects or when the container will be used as temporary protected storage.
The buyer still needs to arrange the equipment required to remove it from the truck chassis and place it on the prepared area.
Carrier-Owned Container
A carrier-owned container remains the property of the ocean carrier. It normally must be unloaded and returned within the agreed period.
The local contractor should confirm the delivery window, included waiting time, unloading plan, empty-container return and any possible detention charges.
A carrier-owned container should not be treated as open-ended site storage unless that use has been expressly arranged.
