How to Calculate the Real Cost of a Cabin Kit Project

The published cabin-kit price represents a defined factory package, not the total cost of a completed project.

Total project budget = factory package + engineering and permits + logistics and import costs + site and foundation work + local construction and building systems + contingency

1. Begin With the Current Factory Quotation

Use the current written quotation and current price list for the selected model.

Do not use:

• Old 2025 pricing examples
• A previous customer's quotation
• Historical social-media posts
• Another model's option prices

Pricing remains valid only for the period stated in the written quotation.

2. Separate the Standard Kit From Factory Options

The project budget should show the standard kit and each selected option separately.

Options may include:

• Factory glass package
• Prefabricated timber floor or crawl system
• Hardwood flooring
• Kitchen cabinetry
• General assembly hardware
• Model-specific upgrades

The standard kit includes unglazed window and exterior-door joinery. Glass is a separate option unless expressly included.

Unless otherwise requested, the factory glass package is tinted dual-pane tempered glass.

Insulation material is not included in the standard kit unless expressly listed in the quotation.

3. Price Engineering and Permits Separately

Engineering and permit costs should not be represented as a universal fixed fee.

The amount depends on:

• Cabin model and revision
• Country, state and jurisdiction
• Building use
• Foundation type
• Required structural criteria
• Energy and MEP requirements
• Professional disciplines
• Number of review rounds

Where SolidCabin introduces an independent engineering firm, that firm prepares its own project-specific scope and fee. If accepted, the professional-services contract continues directly between the customer and the firm.

4. Calculate Freight From the Actual Package

Shipping should be priced after the model, quantity, factory options and destination are known.

Final capacity depends on selected options and the approved loading plan.

Additional insulation, prefabricated floor systems or other bulky materials are considered only when sufficient usable volume remains.

5. Keep Import Charges Separate

For July 2026 U.S. planning, SolidCabin commonly uses an approximate 13% allowance for tariff, duty and merchandise-processing charges against the declared merchandise value.

This dated allowance does not include customs brokerage, bond, ISF, port, terminal, examination, storage or other shipment-specific charges.

The appointed customs broker must reconfirm the classification and actual costs before shipment.

6. Price the Property and Site Conditions

Site-related expenses can include:

• Surveying
• Clearing and grading
• Drainage
• Driveway or temporary access
• Utility trenches
• Retaining work
• Crane or container staging area
• Rock removal
• Erosion control

A flat serviced site is not financially comparable with a remote mountain, island or steep forest property.

7. Treat the Foundation as a Separate Engineered System

The optional timber floor or crawl package is not the site foundation.

Foundation cost depends on soil, frost depth, slope, loads, drainage, anchoring and local construction prices.

Possible systems include:

• Slab-on-grade
• Perimeter crawl space
• Footings and piers
• Helical piles
• Basement
• Other locally engineered systems

8. Price Delivery-Day Equipment and Labor

Local logistics may include:

• Crane or telehandler
• Container unloading
• Transloading
• Local trucking
• Material storage
• Inventory and package handling

Door delivery does not automatically include unloading or placement at the foundation.

9. Price Assembly and Licensed Trades

Local construction cost normally includes:

• Structural assembly crew
• General contractor or project management
• Roof and envelope completion
• Glass installation when ordered
• Insulation installation
• Electrical work
• Plumbing and drainage
• HVAC and ventilation
• Bathrooms and kitchens
• Interior finishes
• Inspections and corrections

10. Add a Contingency

The contingency should reflect unresolved risks rather than use one automatic percentage for every project.

Potential risks include:

• Incomplete site information
• Permit changes
• Unknown soil conditions
• Freight or customs changes
• Seasonal access
• Local labor availability
• Owner-selected finish upgrades

11. Use Care With Financing and Appraisal Claims

Some customers have reported successful refinancing after completion. This is customer-reported experience, not a financing or appraisal guarantee.

Lender and appraisal decisions can depend on the permanent foundation, permits, occupancy approval, comparable properties, insurer, property use and individual lender policy.
